Eschborn, November 22, 2023 – Artificial intelligence (AI) is becoming increasingly important in the real estate industry to make the operation of buildings more energy-efficient and future-oriented. A recent study conducted by Techem now sheds light on how commercial landlords and managers assess and adapt to these developments. According to the study, more than a third of those who responded are considering the use of AI in their properties (36 percent), while 32 percent are already actively using it.

AI for climate protection and energy efficiency
The respondents see the greatest benefits of using Artificial Intelligence in real estate in CO2 reductions for the environment (53 percent) and in the technology’s self-learning capabilities, by adapting the heating temperature to user behavior (52 percent), for example. But even though 81 percent of experts see more benefits than disadvantages in Artificial Intelligence, there are still hurdles to implementing it. For example, around two-thirds see a lack of expertise as preventing them from using AI-based solutions in their properties (64 percent). Just under half of the respondents cite high costs as a reason (44 percent).
“The use of AI not only provides valuable insights into the current energy status of properties, but also reduces complexity and reveals optimization potential. We cannot afford to let these go unused. Our task as an innovative service provider for the real estate industry is therefore to develop low-investment and easy-to-implement solutions to quickly reduce energy consumption and CO2 emissions in buildings. This is particularly important in existing buildings and across our customers’ entire portfolios. To be a leader in this area and thus provide investment security for our customers, we have built a strong dedicated team in our ‘Strategy Workshop’ - Techem X -,” says Karl Kornwolf, Head of Business Platforms at Techem.
Effective measures, low investment
According to the survey, 77 percent consider the use of AI to optimize heating systems to be an effective climate protection measure. Current figures from Techem show that AI-supported heating monitoring and optimized operational management can actually save an average of 15 percent in energy and CO2 emissions. Solutions such as the Digital Boiler Room are not only low-investment, but also require no structural intervention. In addition, real estate managers receive simple and concrete recommendations for action based on simulations of a digital building twin, so that optimizations can be implemented quite easily.
