Our Real Estate Services

Water technology

Common drinking water is suboptimal for heating systems. Mineral deposits can accumulate and inhibit the needed heat transfer. A deposit of just one millimeter can increase the energy demand for a heating system in full operation by 15 percent. Techem solutions can strip minerals from the water, increasing the efficiency of building heating systems, saving costs, and reducing CO₂e emissions.

Ensuring the quality of water

Beyond demineralization, Techem technology improves the quality of water in buildings and monitors consumption practices. Our digital systems not only monitor usage, allowing analysis to reduce waste, but also combat the harmful legionella bacteria. Our solutions contribute to healthier drinking water for buildings and more efficient use.

Device services

About 60 million Techem devices are installed worldwide that monitor heating, cooling, and electricity consumption, as well as smoke alarms. This experience and network form the core of our efforts to create and maintain the infrastructure for sustainable buildings. Working with our clients, we are continually investing in new technologies that add to our efficiency and sustainability goals.

As part of our solutions for building owners and managers, Techem installs, monitors, and replaces our devices as needed. We also track calibration periods and provide our clients with the latest information on new technologies. From planning to installation to maintenance, Techem eases the burden for our clients.

EED consumption information

Transparency on consumption and costs creates awareness, and Techem metering systems provide the data necessary to influence consumer behavior and reduce consumption. In compliance with the EU Energy Efficiency Directive (EED), our systems provide tenants with consumption data throughout the year, as well as an annual summary. Such transparency opens the potential for changing behaviors earlier, saving resources and costs.

Digital Heating Room

Our Digital Heating Room is an advanced-technology platform for energy-efficient monitoring and remote optimization of heating systems. It records temperature levels as well as the energy quantities and flows generated by means of sensors. Efficiency and utilization levels can be recorded, calculated and monitored, and heating systems can be adjusted more efficiently.

As a result, about 8,5 tons of CO₂e emissions can be avoided each year in our customer portfolio. Techem’s Digital Heating Room is in use in about half of all heating systems operated by the company and in all new heating systems. By the end of fiscal 2026, we will have equipped all our heating systems with this solution.

Smart metering

Smart metering is the digitalization of electricity and natural gas meters. Such smart metering and digital infrastructure represent the backbone for a largely climate-neutral energy system with fluctuating consumption and generation sources.
