Techem launches smart meter operation for Deutsche Investment

  • Techem to equip 232 properties with smart meters
  • Combination with submetering strengthens energy efficiency in buildings
  • Smart meters facilitate ESG reporting

Eschborn, November 02, 2023 – Techem, one of the leading service providers for smart and sustainable buildings, will be taking over the digital metering point operation for Deutsche Investment in the future. For this purpose, Techem will equip a total of 232 properties nationwide with smart meters by mid-2024. This will provide the investment manager with a transparent overview of electricity and gas consumption, on the basis of which he will be able to increase energy efficiency in the building. At the same time, the digital metering infrastructure optimizes processes and thus reduces costs in building management. Smart meters also create an important data basis for Deutsche Investment’s ESG reporting in accordance with the legal requirements.

Digital metering services from a single source

Deutsche Investment offers institutional investors various services related to real estate development. In the past, Techem has already taken over the submetering for a few properties that are mainly located in Berlin, Leipzig and Dresden. These will now be equipped with smart meters as well. The addition of the smart metering systems will enable the investment manager to perform an even more accurate consumption analysis as well as fair cost accounting.

“The collaboration with Deutsche Investment enables us to jointly implement effective measures to decarbonize the building sector. A digital metering infrastructure is the key to this: the consumption data recorded can be used to make well-founded decisions on increasing energy efficiency. This is an important basis for reducing the CO2 footprint in today’s buildings,” says Gero Lücking, Head of Smart Metering at Techem.

With the help of smart metering systems, the actual energy status of properties is visualized in a web-based customer portal. This facilitates comparisons and helps identify specific savings potential. The automatic transmission of consumption data to energy suppliers and network operators also eliminates the need for manual readings, which makes building management processes more efficient.

“Smart meters are a key factor for the economic efficiency of our properties. They not only create transparency regarding energy consumption, but also make it easier for us to meet our reporting obligations. Sustainability and energy efficiency are very important to us, our investors and our tenants. That is why Techem’s holistic approach fits so well with our vision of digital building operations,” says Daniel Schreiner, Principal ESG Asset Management at Deutsche Investment Kapitalverwaltung AG.

Smart meters as enablers of the energy transition

The further expansion of solar and wind energy are vital to the success of the energy transition. The digital infrastructure of smart metering systems forms the main interface between renewable generation and buildings. In certain cases, such as electric heat pumps and photovoltaic systems with an output of more than seven kilowatts, they are even required by law. This is particularly important for tenant power projects, which rely on smart meters for accurate billing. Their widespread use is therefore the key to digitizing the building stock.
